🏠 Lessons Learned from almost 20 Years in Real Estate
By Nick Caton
It’s hard to believe it’s been nearly two decades since I started my journey in real estate back in 2007. Coming from a family of dairymen who traded milking cows for marketing homes, I’ve seen the market rise, fall, and rise again. I’ve helped first-time buyers get their keys, watched investors transform neglected houses into family homes, and learned more from tough deals than from the easy ones.
As we get ready to launch our new podcast, “How Did We Get Here, Communi-Caton,” I’ve been reflecting on what these years have taught me — not just about real estate, but about people, perseverance, and community. Here are a few of the biggest lessons I’ve carried with me:
1️⃣ Relationships always matter more than commissions
Real estate is a business of numbers — price per square foot, days on market, interest rates — but at its heart, it’s still about people. Buyers and sellers remember how you made them feel long after they forget the details of the deal. Being honest, answering calls, and treating clients like neighbors (because they often are) builds a reputation you can’t buy.
2️⃣ Markets change. Your values shouldn’t.
I’ve seen boom years and years when the phone barely rang. Through it all, what kept me grounded was remembering why I started: to help families find a place they could truly call home. Chasing every trend or shortcut never lasts — but staying true to your core values and showing up consistently always pays off.
3️⃣ You can’t do this job alone
From mentors who taught me the ropes to family who supported late nights and weekends, real estate is never a solo journey. Today, I’m lucky to work alongside family members who bring fresh ideas — including my twin nieces, who now run our marketing and social media (and keep me on my toes!). My daughter in law Kate does all behind the scenes for all business aspects. She helps coordinate all escrows we enter. We also have my son Jacob who is responsible for the virtual walkthroughs of the home and drone footage. Last, but not least my wife Kim who manages the business.
4️⃣ Local knowledge beats online algorithms
Zestimates and market apps are useful tools, but they can’t walk a neighborhood at sunset, see how traffic flows on a school morning, or know why one side of the street sells faster than the other. Living and working here every day makes a difference you can’t download.
5️⃣ Every closing tells a story
Behind every transaction is a bigger life moment: a first home, a new baby, downsizing after the kids leave, or starting over. Remembering that keeps this job meaningful, even when the paperwork piles up.
After almost 20 years, I can honestly say I still love what I do — and I’m excited to share even more stories, lessons, and maybe a few laughs on the podcast. Whether you’re a fellow agent, a past client, or someone just curious about the market, I hope you’ll join us as we look back (and forward) at how we got here.
If you’re thinking about making your own move — buying, selling, or investing — or just want to hear some real stories from the field, I’d love to connect. Because in real estate, just like in life, it all comes down to relationships.
📻 Stay tuned for the podcast launch, and thanks for being part of the journey!
